Property Tax

The Property Tax Office is responsible for administering and collecting property taxes for Flathead County. This includes preparing and mailing tax bills, processing payments, and coordinating with state and county departments to ensure accurate property valuation and tax distribution.

Pay Your Property Taxes

Property taxes are due in November and May. You can pay your full balance or make installment payments in person, by mail or online. We DO NOT accept payment over the phone. Official proof of mailing is the date stamped by the post office (Postmark).

Ownership & Responsibility: Tax bills reflect ownership as of January 1 of the taxing year.

Example: If you sell your home in April 2025, the 2025 tax bill mailed in October may still reflect your name and mailing address.

Important: Failure to receive a tax statement does not remove your responsibility to pay property taxes. (MCA 15-15-101)

Payment Schedule: Property taxes are due in November and May installments.

Delinquent Taxes: Interest accrues at 5/6 of 1% per month plus a 2% one-time penalty..

Alternative Payment Schedule for Primary Residences

IMPORTANT

Applications are due September 30th of the taxing year

MCA 15-16-122 allows for an alternate payment schedule to be used at the request of the owner of a primary residence, to pay a property tax obligation. Instead of paying your property taxes in two installments, you may elect to pay them in seven monthly payments between November 30th and May 31st. Download the application below.

Land Value Property Tax Assistance

Residential property owners whose land value is disproportionately higher than the value of their home and other improvements (outbuildings) located on their land may apply for tax assistance. The assistance benefit applies to the portion of the property owner's land value that is in excess of 150 percent of the department's appraised market value of the home and other improvements located on the land.

Submit this form, including all supporting documentation to your local Department of Revenue field office by March 1st.

Montana Disabled Veteran Assistance Program

The Montana Disabled Veterans (MDV) Assistance Program helps disabled veterans or their unmarried surviving spouse by reducing the property tax rate on their home. The veteran must have 100% disability from an injury related to service.

Understanding Property Tax Types & Due Dates

Property taxes may follow different billing timelines depending on the type of property. The chart below provides a general overview to help you understand what to expect.

Real Property

Ownership & Delinquency
